Abbeymove solely offers a Management Service.
All fees are inclusive of VAT.
Management Service
18.75% including VAT of the calendar monthly rent
Free Energy Performance Certificate (EPC)
We will organise for an EPC to be carried out by a qualified assessor
Initial Gas Safety Certificate
We will organise and pay for the initial gas safety check and will provide a copy of the gas safety certificate to the local authority where selective licencing is in place
Professional Photos, Floor Plan & Marketing
We will prepare the property details, market and advertise the property online and erect a to-let board
Tenant Referencing
Utility Accounts
We will obtain meter readings upon commencement and end of the tenancy
Rent Collection
We will receive the rent for each period from the tenant and ensure that payment is made to the landlord’s account less any agreed fees and expenses
No Late Rent Payment Service
We will pay the rent to the landlord on the day that it is due irrespective of if we have received the rent from the tenant (terms & conditions apply). If the tenant falls into arrears, we will automatically issue a legal notice for payment of rent and possession of the property
Annual Rent Reviews
We will serve legal notice on the tenant to increase the rent
Non-resident Landlords Quarterly or Annual Return to HMRC
(if we have received a valid HMRC approval number)
Key Holding Service
Annual Gas Safety Check
We will organise and pay for the annual gas safety check and will provide a copy of the gas safety certificate to the local authority where selective licencing is in place
Dedicated Property Manager
Maintenance, Repairs & Payment of Invoices
We will deal with the day to day maintenance & repairs up to a maximum of £400 including VAT per item by instructing our approved local vetted contractors. We will arrange payment of invoices for maintenance & repairs on the landlord’s behalf, the money for which will be deducted from the landlord’s rental income and or £400 float. The landlord will be emailed copies of the invoices.
Tenancy Inspections & Smoke Alarm Tests
We will inspect the property once a year and will test the smoke alarms and maintain a record. Where statutory required, this will be carried out twice a year
24-Hour Emergency Contact
We will provide tenants with our 24-hour emergency contact details

Security Deposit Return
Non-Optional Fees
Legal Set-Up: £275including VAT
Carrying out right to rent checks, legionella risk assessment, initial smoke alarm checks, preparation and service of legal documents relating to the tenancy, preparation and service of licencing documents relating to the tenancy.
Tenancy & Deposit/Guarantor Set-Up: £375 including VAT
Preparing and executing the tenancy agreement, collecting the security deposit, protecting the security deposit in line with current legislation, serving the required documents relating to the security deposit, carrying out checks and Land Registry searches on the guarantor.
Non-Optional Disbursements
Inventory Disbursement Cost: 1-bedroom £75 and no VAT and £15 and no VAT per additional bedroom
Arranging an Inventory and agreeing it with each Occupant at the start of the Tenancy.
Optional Fees
Energy Performance Certificate: £75 including VAT (free under our Management Service)
Arranging for an Energy Performance Certificate and serving the same on the Tenant.
Gas Safety Certificate: £75 including VAT (free under our Management Service)
Arranging and a gas safety inspection to be carried out by a Gas Safe registered plumber, serving the certificate on the tenant.
Domestic Electrical Installation Condition Report (DEICR): £60 including VAT
Organising a DEICR to be carried out by a qualified electrician.
Application for a Private Rented Property Licence: £300 including VAT
Application for a Private Rented Property Licence. The London Borough of Waltham Forest charge currently £650.
Annual Rent Review: £150 including VAT (free under our Management Service)
New Fixed Term Tenancy Agreement: £150 including VAT
Preparing and executing a new fixed term tenancy agreement and preparing and serving the legal documents in relation to the new tenancy agreement.
Quarterly HMRC return for non-resident landlords: £75 including VAT
Making a quarterly return for non-resident landlords to HMRC (if we have not received a valid HMRC approval number)
Annual HMRC return for non-resident landlords: £250 including VAT
Making an annual return for non-resident landlords to HMRC (if we have not received a valid HMRC approval number)
Additional Property Inspection: £150 including VAT
Arranging a professional inventory clerk to inspect the property and carry out a smoke alarm test.
Service of Section 21 Notice: £250 including VAT
Preparing and serving the notice on the landlord’s behalf.
Client Money Protection:
Abbeymove is a member of a client money protection scheme, the name of the scheme is
Client Money Protect, our membership number is CMP003093.
All tenant and landlord monies are held in our segregated bank account that is a designated Client Call Account provided by a British bank.
Tenant Deposits are protected by The Deposit Protection Service within their Custodial Deposit Protection Scheme.
