Tenant Fee List 

All fees are inclusive of VAT. 

All fees are payable by direct bank credit. We do not accept cash or cheques. 

Before You Move In: 
Set-Up of New Tenancy Fee (tenant’s share) – Drawing up the Tenancy Agreement, issuing documents relating to the Tenancy and arranging the signing of the Tenancy Agreement. Arranging the Inventory and agreeing it with each occupant at the start of their occupation of the Property. Obtaining the meters readings and informing the local authority and utility companies of the change of the occupancy: £275 inc VAT per Dwelling
Referencing Fee – Obtaining References from all Applicants aged 18 or over, including: identity, immigration and visa confirmation, employer reference, previous landlord reference and any other relevant information to assess affordability. Carrying out basic tenant vets on all Applicants:  £100 inc VAT per Applicant
Inventory Cost – A professional written inventory with supporting photographs provided by an independent 3rd party, their prevailing rates are: 

 

Studio:    £50 and no VAT per Dwelling

1-bedroom: £60 and no VAT per Dwelling

2-bedroom: £70 and no VAT per Dwelling

3-bedroom: £80 and no VAT per Dwelling

4-bedroom: £90 and no VAT per Dwelling

5-bedroom: £100 and no VAT per Dwelling

Guarantor Fee – Obtaining proof of address from all Guarantors and carrying out a Title Register search and a basic guarantor vet:  £75 inc VAT per Dwelling
During the Tenancy, only charged if the Tenant asks for these: 
Tenancy Agreement Renewal Fee – Drawing up the Tenancy Agreement, issuing documents relating to the Tenancy and arranging the signing of the Tenancy Agreement:  £120 inc VAT per Dwelling
Permitted Occupier Fee – Drawing up the Permitted Occupier’s Agreement and explaining to any Permitted Occupier their Rights and Responsibilities towards the named Tenant and Landlord:  £60 inc VAT per Dwelling
To Provide Keys for Collection Inside of Normal Working Hours Fee – Only charged if the keys are not returned within 48 hours:   £50 inc VAT per Dwelling
To Provide Keys for Collection Outside of Normal Working Hours Fee – Charge reduced to £50 inc VAT when the keys are returned within 48 hours:   £100 inc VAT per Dwelling
If Rent is not Received by the Rent Due Day: 
Rent Reminder Email or Letter Fee – Writing to the Tenant for the outstanding Rent and the payment options available:  £15 inc VAT per Dwelling
Section 8 Notice Fee – Preparing a Section 8 Notice and Serve the same on you:  £60 inc VAT per Dwelling
End of Tenancy Fees, only charged if the Tenant asks for these: 
Referencing for New Tenants to move into an Occupied Property Fee – Obtaining References from all Applicants aged 18 or over, including: identity, immigration and visa confirmation, employer reference, previous landlord reference and any other relevant information to assess affordability. Carrying out basic tenant vets on all Applicants:  £100 inc VAT per Applicant
Deed of Surrender of the Tenancy Fee – Drawing up the Deed of Surrender of the Fixed Term Tenancy setting out the Terms of it and the Landlord’s and Tenant’s Obligations:  £120 inc VAT per Dwelling
Accompanied Check-Out Fee (tenant’s share) – Attending the Property with the Tenant to produce a Photographic Check-Out of the condition and contents of the Property:  £120 inc VAT per Dwelling 
Landlord Reference Fee – Collecting information and preparing a reference for the future Landlord or Letting Agent:  £25 inc VAT per Tenant
Copy of Tenancy Related Documents Fee – Emailing a copy of the requested document upon receiving an appropriate written request:  £20 inc VAT per document
End of Tenancy Cleaning, only charged if Professional Cleaning is necessary to return the Property to the same condition as at the Start of the Tenancy:
Organising Professional Cleaning Fee: £30 inc VAT per Dwelling
If Professional Cleaning has been organised, the cleaner’s current charge is:  £15 per hour with a minimum of 2 hours per Dwelling.

Redress Scheme and Client Money Protection: 

We are a member of the Ombudsman Services Property redress scheme, we are not members of a client money protection scheme. 

All tenant and landlord monies are held in our segregated client bank accounts provided by British banks. 

Tenant Deposits are protected by The Deposit Protection Service (DPS) within their Custodial Deposit Protection Scheme.
