Market Appraisal: We will visit the property to carry out a market appraisal
Marketing: We will prepare the property details, market and advertise the property on Rightmove
Accompanied Viewings: All viewings will be carried out by a member of staff unless otherwise agreed
Confirmation of Applicants Information: Once we have found an applicant we will notify you by email and will explain the details of the offer and applicant
Right to Rent: We will obtain appropriate identification documents from applicants and assess their Right to Rent
Tenancy Agreement: We will prepare the tenancy agreement and all relevant documents to the tenancy
Inventory: We will arrange a professional inventory and agree it with the occupants at the start of their tenancy
Legionella Risk Assessment: Where appropriate, we will carry out a legionella risk assessment
Security Deposit: We will collect a deposit equal to and not less than one month’s rent unless you instruct us otherwise. The security deposit will be protected by The Deposit Protection Service within their custodial scheme. The deposit will be lodged in line with current legislation
First Month’s Rent: We will collect the first month’s rent and forward it to you less our agreed fees and disbursements
Move-In Utility Accounts: We will obtain meter readings upon commencement of the tenancy
Making quarterly return for Non-resident Landlords to HMRC (if we have received a valid HMRC approval number):
Move-Out Utility & Council Tax Accounts: We will obtain meter readings at the end of the tenancy and will inform the utility providers and council of the change in occupancy
Rent Collection: We will receive the rent for each period from the tenant and ensure that payment is made to the landlord’s account less any agreed fees and expenses
Legal Notices: If the tenant falls into arrears, we will automatically issue a legal notice for payment of rent and possession of the property
No Late Rent Payments: We will pay the rent to the landlord on the day that it is due irrespective or whether or not we have received the rent from the tenant (terms & conditions apply)
Accounting Records: Upon request, we will prepare an annual statement of the rent account
Tenancy Renewals: Upon your instructions, we will contact your tenant to discuss renewal of the tenancy
Rent Reviews: We will contact you up to 2 months before the end of the fixed term to discuss any appropriate rent increase and, upon the landlord’s instructions, will serve a legal notice to increase the rent
End of the Tenancy: Upon receiving written notice from the tenant to end the tenancy, we will contact you and the tenant to advise of the procedure and will organise and carry out an end of tenancy inspection
Security Deposit Return: We will negotiate any disbursements of the tenant’s deposit and will process the request for repayment of the deposit as agreed with the landlord and tenant
Annual Gas Safety Check: We will organise and pay for the annual gas safety check and will provide a copy of the gas safety certificate to the local authority where selective licencing is in place
Maintenance & Repairs: We will deal with the day to day maintenance & repairs up to a maximum of £300 inc VAT per item by instructing our approved local contractors
Payment of Invoices: We will arrange payment of invoices for maintenance & repairs on the landlord’s behalf, the money for which will be deducted from the landlord’s rental income and or £300 float. The landlord will be emailed copies of the invoices.
Tenancy Inspections & Smoke Alarm Tests: We will inspect the property once a year and will test the smoke alarms and maintain a record. Where statutory required, this will be carried out twice a year
24-Hour Emergency Contact: We will provide tenants with our 24-hour emergency contact details

New Fixed Term Tenancy Agreement: We will draw up the tenancy agreement setting out the terms of tenancy, the landlord’s and tenant’s obligations. We will issue all relevant documents to the tenancy £120 inc VAT

Service of Legal Notice to Increase the Rent: We will prepare and serve a legal notice to increase the rent on the landlord’s behalf £120 inc VAT
Gas Safety Check: We will organise for a gas safety check to be carried out by a qualified engineer. The Engineer’s charge is currently per gas safety check £60 inc VAT £60 inc VAT
Additional Property Inspection: We will arrange for an inventory clerk to inspect the property and carry out a smoke alarm test. £100 inc VAT £100 inc VAT £100 inc VAT
Energy Performance Certificate (EPC): We will organise for an EPC to be carried out by a qualified assessor. The assessor’s charge is currently £40 inc VAT £60 inc VAT £60 inc VAT £60 inc VAT
Domestic Electrical Installation Condition Report (DEICR): We will organise for DEICR to be carried out by a qualified electrician. The electrician’s charge is currently £120 to £300 inc VAT £60 inc VAT £30 inc VAT £30 inc VAT
Cleaning: We will organise for professional cleaning to be carried out. The cleaner’s charge is currently £15 inc VAT per hour (minimum 2 hours) £60 inc VAT £30 inc VAT £30 inc VAT
