Market appraisal
We will visit the Property to carry out a market appraisal. We will discussed and agree a marketing rent with you.
Marketing of the property
We will prepare property details, market and advertise the property on company website and Rightmove.
Carry out accompanied viewings
We will carry out accompanied viewings.
Confirm with you details of the prospective tenant
Once We have found a prospective tenant We will notify You wherever possible in writing by email. We will explain to You the details of the offer from the prospective tenant and their circumstances.
Carry out Right to Rent Check
We will obtain appropriate identification documents from the  prospective tenant and assess their Right to Rent in England
       
Preparation of the Tenancy Agreement
We will prepare Tenancy Agreement and all relevant documents to the tenancy agreement.
Completion of move in process
We will meet the prospective tenant on day that tenancy begins and will execute tenancy and sign all relevant documents. We will carry out test of the smoke alarms and produce a evidence of it.
Tenant’s Deposit
We will collect a deposit equal to not less than one month’s initial rent unless You otherwise instruct Us in writing. The tenant’s deposit will be protected by The Deposit Protection Service (DPS) within their Custodial Scheme. The deposit will be lodged in line with current legislation.
First Months Rent
We will collect the first month’s rent and forward it to You after Our fees and disbursements have been deducted
Council Tax and Utilities Move-In
We will obtain the meter readings for the electric, gas where supplied and water where metered upon commencement of the tenancy
Non – Resident Landlords
We will provide tenants with the appropriate information to register accounts for themselves. We will provide move-in meter readings for tenants.
Inventory
We will arranging a professional Inventory and agree it with each occupant at the start of their occupation of the Property. (joint charge with tenant, included in the above Upfront fee)
Council Tax and Utilities Move-Out
We will inform the utility providers and council of the change in occupancy. We will provide move-out meter readings for the utility providers.
 
Rent collection
We will receive the rent from the tenant each period and ensure that payment is made into Your account less the agreed fees and expenses. We will automatically issue a legal notice for payments of rent and possession of the property if the tenant is in rent arrears.
 
No Late Payment
We will pay the rent to You on the rent due day irrespective whether or not We have received the rent from your tenant.

Accounting records
Upon request We will prepare a yearly statement of Your rent account.
 
Tenancy renewals
We will contact You and Your tenant prior to the end of the fixed term of the tenancy to discuss renewal or termination of the tenancy.
 
Rent review
We will contact You up to 2 months before a legal notice to increase the rent could be served to discuss any proposal to increase the rent. If required We will serve a legal notice to increase the rent on Your behalf
 
Ending tenancy
Upon receiving written notice from the tenant to end the tenancy, We will contact You and Your tenant to advise of Our procedure.

We will organise to carry out an end of the tenancy inspection
 
Tenants Deposit
We will negotiate any disbursement of the tenant’s deposit and We will process the request for repayment of the deposit as agreed with You and Your tenant.
 
Gas Safety Check
We will organise and pay for an annual Gas Safety Check, and We will provide a copy of the Gas Safety Certificate to the Local Authority where the property is in an area subject to a Selective Licencing Scheme.
 
Maintenance and repairs
We will deal with the day to day maintenance repairs up to a maximum of £300.00 including VAT per item by instructing Our approved contractors.
   
Payment of Invoices
We will pay on Your behalf the invoices for maintenance repairs to the contractors. We will email You scanned copies of the invoices and We will deduct invoices from Your rental income
   
Inspections  and Smoke Alarm’s tests
We will inspect a property once a year and at the same time We will also test the smoke alarms and maintain a record of the tests. Where the property is in an area subject to a Selective Licencing Scheme an additional Inspection and Smoke Alarms test will be carried out.
   
24 hours emergency contact number
We will provide the tenant with our Emergency phone number.
   
Optional services
New fixed term tenancy agreement
We will draw up the tenancy agreement setting out the terms of tenancy, the Landlord’s and Tenant’s obligations. We will issue all relevant documents to the tenancy.
